Ready To Buy, What Should I Do First?

Buying a new home can be one of the most exciting, yet stressful times in a person’s life. Aside from the technical details of searching for the right house and securing financing, there is adjusting to the many changes that will be happening very quickly. Buying a new home can be one of the most exciting, yet stressful times in a person's life. Aside from the technical details of searching for the right house and securing financing, there is adjusting to the many changes that will be happening very quickly. However, a little research and some planning can go a long way to help the process go as smoothly as possible.

The very first step that should be taken is to organize your financial information. Collect recent tax returns, pay stubs, b the financial information you organized to find the mortgage program that best suits your needs. They will pre-approve you for a mortgage amount, and will have everything prepared to submit to the bank once you've found a house. This serves two very important purposes. First, it will save you valuable time during the offer process. Your will be in a position to have a pre-qualification ready to submit with your offer, without having to spend extra days waiting for it to be processed. Second, this allows you to search only for houses in your price range rather than finding the perfect house and realizing after the fact that you can't afford it.

Next you should get an idea about where you want to live, or at the very least areas you won't even consider. Check local newspapers and websites for community activities and information on the school district for areas you are considering. Also, it is advisable to check with local authorities for more in depth information about the neighborhood. If possible, drive around the prospective neighborhoods to get a feel if it is right for you. See where stores, schools, highways and transportation are located and take note of any for sale signs on homes that might interest you.

Once you've completed these steps you should have a great head start in the home buying process. You can go to your agent armed with your organized finances, a price range in mind, a pre-approval for your mortgage, a list of essentials you are looking for in a home, and what areas you would like to live in. It will be much easier for someone to help you find what you want, if they know what they are looking for.
